Free cancellations

Unless the Tenancy Agreement / Licence has already commenced (meaning the Tenancy Start Date is on or before the date the Tenancy Agreement / Licence is signed by you) or you have already collected the keys to your accommodation, once you have signed the Tenancy Agreement / Licence you have a “Cooling-Off Period” of 7 calendar days commencing on the date you sign the Tenancy Agreement / Licence. If you book on or after 1st August for the academic year due to commence in the following month of September, the Cooling-Off Period will reduce to 48 hours from the date and time you sign the Tenancy Agreement / Licence. During the Cooling-Off Period if you decide to cancel your accommodation booking you must do so in writing or by sending an email directly to the Property Team and we will fully refund the Advance Rent Payment and release you from the Tenancy Agreement / Licence. This applies to direct let bookings, as well as bookings made via agents. 

No VISA cancellation

If you don’t get your VISA to travel to the United Kingdom then your Tenancy Agreement / Licence can be cancelled with no penalties. 
In order to take advantage of this you will need to provide us with written notification of your desire to cancel your booking, along with proof from your local authority / The UK Home Office that your application was unsuccessful, no later than 7 calendar days after receiving this notification. 
The request for cancellation must take place by 14th August 2024. 
If you have paid your advance rent payment, then this will be refunded to you in full. 
This applies to direct let bookings, as well as bookings made via agents. 

No place cancellation

If your offer of a place at a relevant University / Higher Education Insitute (HEI) is withdrawn as a result of you not achieving the required entry grades, then your Tenancy Agreement / Licence can be cancelled with no penalties. This policy only applies to students applying for their first year of study. 
In order to take advantage of this you will need to provide us with written notification of your request to cancel your booking, along with satisfactory evidence from your University / HEI that your application was unsuccessful, no later than 7 calendar days after receiving this notification from your HEI. 
The request for cancellation must take place by 24th August 2024. 
If you have paid your advance rent payment, then this will be refunded to you in full. 
This applies to direct let bookings, as well as bookings made via agents.

£100 off when you book as a group / refer your friends

1) As a current or future resident of Prime Student Living you can save up to £100 off your rent or choose £100 worth of Amazon vouchers when you refer your friends. The friend/s you refer must be new customers to Prime Student Living. 

2) Your friends will also be eligible to save £100 on their booking or receive £100 in vouchers, in accordance with these terms and conditions. 

3) For the promotion to be valid both the referrer and referee must book to stay with Prime Student Living in the 2024/2025 academic year and:

  • A minimum tenancy of 34 weeks is required (subject to availability); and
  • You must successfully complete the booking process in full, including (but are not limited to): complying with our guarantor requirements, providing proof of ID, make the advance rent payment and signing a Tenancy Agreement for the 2024/2025 academic year.
  • Should you cancel your contract prior to the end date of the 2024/2025 tenancy period or do not meet the payment terms set out in the Tenancy Agreement the offer will be retracted. Any discount will then be reversed and become payable as part of the Tenancy Agreement. 

4) There is limited availability for this offer so it cannot be guaranteed and is subject to availability. 

5) This offer only applies to the Prime Student Living operated properties in the United Kingdom. It can only be used for group bookings within one property. 

6) The offer is valid from 7th November 2023 until August 31st 2024 at 23:59 GMT. 

7) The £100 off promotion will be credited against your rent payment due for the 2024/2025 academic year. This will either be deducted from your one-off annual payment or, if you pay via instalments, from the first rent payment. If you choose to receive vouchers, an Amazon voucher will be sent to you via email. 

8) This offer applies to direct let bookings only and is not applicable for bookings made via agents. 

9) This offer cannot be used in conjunction with any other offer.

One week free when you rebook

1) As a current or future resident of Prime Student Living if you rebook to live at the same property for the following academic year to your existing Tenancy you can get one week free rent accommodation if your existing Tenancy Period ends one week prior to the start of your new Tenancy when you book for 51 weeks, to extend your stay to 52 weeks – meaning you do not need to check out before starting your new Tenancy Period for the 2024/25 academic year.

2) For the promotion to be valid you must be booked to stay with Prime Student Living in the current 2023/2024 academic year and, rebook to stay with us at any Prime Student Living property for the 2024/2025 academic year:

3) The existing Tenancy Period must run all the way to 30/08/24 with the rebooking period for the 2024/25 academic year commencing no later than 07/09/24 meaning the period of free accommodation will run 31/08/24 to 06/09/24

4) You must successfully complete the booking process in full, including (but are not limited to): complying with our guarantor requirements, providing proof of ID, make the advance rent payment and signing a new Tenancy Agreement for the 2024/2025 academic year.

Application Terms and Conditions

AKA the boring but important bit, so please give it a read!

These Application Terms and Conditions set out the terms by which we handle your application until the Tenancy Agreement / Licence and booking is complete. 

We request an Advance Rent Payment of £100 to be paid at the time of your application. The Advance Rent Payment will be deducted from the total value of your first rental payment. It’s not an additional fee or admin charge. An Advance Rent Payment is a “holding deposit” as defined in paragraph 3(2), Schedule 1 of Tenant Fees Act 2019 to secure your room. 

We will use the Advance Rent Payment to secure your booking application until the booking is complete, at which time it will be held in accordance with the terms of your Tenancy Agreement / Licence. 

A separate refundable Security Deposit of £250 is also required. For new customers this isn’t due until the same time as your first rental payment. For existing customers who rebook, the Security Deposit will be rolled over from the previous booking to the new booking and if the value of the Security Deposit we already hold is less than £250, you will need to pay the difference by the due date. 

Upon receipt of applications from all customers, Prime Student Living will allocate you a room and send an email with instruction to access the Resident Portal to review and electronically sign your Tenancy Agreement / Licence. Your guarantor, if applicable, will then be sent an email to access the Guarantor Portal to review and electronically sign your Tenancy Agreement / Licence. 

No-one (including parents/guardians and 3rd party booking agents) is permitted to book on your behalf. Please ensure you process your own application, with your own email address and access the Resident Portal to review and sign your Tenancy Agreement / Licence online personally. 

A booking will only be considered complete when you receive a ‘Booking Complete’ email AND all items in the ‘to-do’ section of the Resident Portal AND Guarantor Portal are completed. 

If you have chosen to pay Rent via instalments and nominated a UK guarantor, this person must complete the Guarantor Portal within 7 days of receiving the notification email from us, otherwise, we reserve the right to change your rental payments via instalments to a single annual payment in full in advance of moving in. 

When we allocate your a room, you have 7 days to complete and sign the Tenancy Agreement / Licence. Failure to sign the Tenancy Agreement / Licence within 7 days may result in your booking being cancelled, with prior warning, and your Advance Rent Payment being retained by us. 

Once you have signed your Tenancy Agreement / Licence you have 7 days to cancel free of charge (”Cooling-Off Period”), unless your contract has commenced. If you sign the Tenancy Agreement on or after 1st August, the Cooling-Off Period will be reduced to 2 days. 

Should you cancel after the Cooling-Off Period you will need to find a suitable tenant to take over your contract. We charge £50 for the administration of a contract take over. 

Please make sure that all the information on the application form is correct. Rooms are allocated on a first-come, first-served basis, so we cannot always guarantee your preferences. Incorrect information may delay the processing of your application. 

Rent, Deposit and Charges, along with their due dates are clearly listed within your application and Tenancy Agreement / Licence. Please make sure you are comfortable with these payments before proceeding to completion. 

Cancellation Policy

Academic Year 2024/25 

1) After you have completed the application process on the Prime Student Living online booking system and paid the Advance Rent Payment, we will notify you that we have reserved a room and we will ask you to you sign the Tenancy Agreement / Licence. If you do not sign the Tenancy Agreement / Licence within 7 calendar days of our notification, we may cancel your booking application, giving notice by email, and we will make no charge other than the Advance Rent Payment, which we will retain. 

2) Unless the Tenancy Agreement / Licence has already commenced (meaning the Tenancy Start Date is on or before the date the Tenancy Agreement / Licence is signed by you) or you have already collected the keys to your accommodation, once you have signed the Tenancy Agreement / Licence you have a “Cooling-Off Period” of 7 calendar days commencing on the date you sign the Tenancy Agreement / Licence. If you book on or after 1st August for the academic year due to commence in the following month of September, the Cooling-Off Period will reduce to 48 hours from the date and time you sign the Tenancy Agreement / Licence. During the Cooling-Off Period if you decide to cancel your accommodation booking you must do so in writing or by sending an email directly to the Property Team and we will fully refund the Advance Rent Payment and release you from the Tenancy Agreement / Licence. At the point you receive your Room key and check in to your accommodation, the Cooling-Off Period will immediately and automatically end. 

3) Once the Tenancy Agreement / Licence has been signed and the Cooling-Off Period has ended; 

a) You will be bound by the terms of the Tenancy Agreement / Licence

b) The Advance Rent Payment is a “holding deposit” as defined in paragraph 3(2), Schedule 1 of Tenant Fees Act 2019 and will be held until the first Rent payment falls due under your Tenancy Agreement / Licence and will be offset against the amount due.

c) You will remain liable for the full Rent due under the Tenancy Agreement / Licence for the whole of the Tenancy Period.

d) You will be required to pay a security Deposit prior to the commencement of the Tenancy Period at the same time as the first Rent payment falls due under your Tenancy Agreement / Licence.

e) There are only certain circumstances where you may be able to terminate the Tenancy Agreement / Licence and be released from the terms of the Tenancy Agreement / Licence:

(1) If your offer of a place at a relevant University / Higher Education Institute is withdrawn as a result of you not achieving the required entry grades that prevents you taking up your place on your course by 24th August, you must provide satisfactory evidence that the Landlord finds acceptable within 7 calendar days of the results, or a decision being published or reached. This is applicable to first year students only. 

(2) If you are an International Student and your application for a student visa to study in the UK is rejected prior to 14th August for the academic year due to commence in the following month of September. 

(3) If having started your course you are medically discharged from the University / Higher Education Institute, you must provide satisfactory evidence that the Landlord finds acceptable within 7 calendar days of the decision being reached. 

In any other circumstance (For example having started your course you are evicted from the University/HEI, you voluntary withdraw from your course, or you are no longer a student) you will be bound by the full terms of the Tenancy Agreement / Licence and you will have to pay all amounts due under your Tenancy Agreement / Licence unless a replacement Tenant is found for your Room who is satisfactory to the Landlord. 

If you request for the Tenancy Agreement / Licence to be terminated after the Cooling-Off Period and a replacement tenant is found either before or after the Tenancy Start Date, or after you have collected the keys to your accommodation and moved in, you will be charged in accordance with the relevant clauses of your Tenancy Agreement / Licence. If we confirm to you that a satisfactory replacement tenant has been found for your Room, there is no outstanding Rent arrears and the relevant fee has been paid, the Landlord will then release you from your Tenancy Agreement / Licence with effect from the start date of the new Tenancy Agreement / Licence with the replacement tenant. The entering into a new Tenancy Agreement / Licence with a replacement tenant will be entirely at the discretion of the Landlord and/or the Property Manager. 

 

If you are eligible for release from the Tenancy Agreement / Licence, we will arrange to return your Deposit (if you have already moved into your accommodation, this would be minus any deductions relating to the condition of your room/flat upon your departure in accordance with the relevant clauses of your Tenancy Agreement / Licence). 

Social Media Competitions

1) The promoter is: Prime Student Living Ltd, company no.15321426. Whose registered office is at Suite S57, Cheadle Place, Stockport Road, Cheadle, Cheshire, SK8 2JX. 
2) The competition is open to residents of the United Kingdom aged 18 years or over except employees of Prime Student Living and Broad Street Real Estate, and their close relatives and anyone otherwise connected with the organisation or judging of the competition. 
3) There is no entry fee and no purchase necessary to enter this competition. 
4) Route to entry for the competition and details of how to enter are via our social media channels – Facebook / Instagram / Twitter / TikTok. 
5) Only one entry will be accepted per person, per channel. Multiple entries from the same person will only be permitted when the competition is run across more than one channel. 
6) Closing date for entry will be stated with each competition. After this date the no further entries to the competition will be permitted. 
7) No responsibility can be accepted for entries not received for whatever reason. 
8) The rules of the competition and how to enter will be clearly explained with each competition. 
9) The promoter reserves the right to cancel or amend the competition and these terms and conditions without notice in the event of a catastrophe, war, civil or military disturbance, act of God or any actual or anticipated breach of any applicable law or regulation or any other event outside of the promoter’s control. Any changes to the competition will be notified to entrants as soon as possible by the promoter. 
10) The promoter is not responsible for inaccurate prize details supplied to any entrant by any third party connected with this competition. 
11) The prize is as stated and no cash or other alternatives will be offered. The prizes are not transferable. Prizes are subject to availability and we reserve the right to substitute any prize with another of equivalent value without giving notice. 
12) Winners will be chosen at random by software, from all entries received and verified by Promoter and or its agents. When the entry requires the submission of an accurate answer, any submissions with the incorrect answer will be removed prior to winner selection. 
13) The winner will be notified by a response to their entry on the social media channel within 28 days of the closing date. If the winner cannot be contacted or do not claim the prize within 14 days of notification, we reserve the right to withdraw the prize from the winner and pick a replacement winner. 
14) The promoter will notify the winner when and where the prize can be collected / is delivered. 
15) The promoter’s decision in respect of all matters to do with the competition will be final and no correspondence will be entered into. 
16) We will request the use of the winner’s name and image in any publicity material, as well as their entry. The winner has the option to decline this for any reason. Any personal data relating to the winner or any other entrants will be used solely in accordance with current [UK] data protection legislation and will not be disclosed to a third party without the entrant’s prior consent. 
17) Entry into the competition will be deemed as acceptance of these terms and conditions. 
18) This promotion is in no way sponsored, endorsed or administered by, or associated with, Facebook, Twitter or Instagram. You are providing your information to Prime Student Living and not to any other party. The information provided will be used in conjunction with the following Privacy Policy found here. 
19) Prime Student Living’s decision as to those able to take part and selection of winners is final. No correspondence relating to the competition will be entered into. 
20) The entrant must be following Prime Student Living on the social media channel they enter on. 
21) Prime Student Living shall have the right, at its sole discretion and at any time, to change or modify these terms and conditions, such change shall be effective immediately upon posting to this webpage.
