Free cancellations

Unless the Tenancy Agreement has already commenced (meaning the Tenancy Start Date is on or before the date the Tenancy Agreement is signed by you) or you have already collected the keys to your accommodation, once you have signed the Tenancy Agreement you have a “Cooling-Off Period” of 7 calendar days commencing on the date you sign the Tenancy Agreement. If you book on or after 1st August for the academic year due to commence in the following month of September, the Cooling-Off Period will reduce to 48 hours from the date and time you sign the Tenancy Agreement. During the Cooling-Off Period if you decide to cancel your accommodation booking you must do so in writing or by sending an email directly to the Property Team and we will fully refund the Advance Rent Payment and release you from the Tenancy Agreement. This applies to direct let bookings, as well as bookings made via agents.

No VISA cancellation

If you don’t get your VISA to travel to the United Kingdom then your contract can be cancelled with no penalties.
In order to take advantage of this you will need to provide us with written notification of your desire to cancel your booking, along with proof from your local authority / The UK Home Office that your application was unsuccessful, no later than 7 calendar days after receiving this notification.
The request for cancellation must take place by 14th August 2023.
If you have pay your advance rent payment then this will be refunded to you in full.
This applies to direct let bookings, as well as bookings made via agents.

No place cancellation

If you don’t get your place at University, then your contract can be cancelled with no penalties. This policy only applies to students applying for their first year of study.
In order to take advantage of this you will need to provide us with written notification of your request to cancel your booking, along with proof from your HEI that your application was unsuccessful, no later than 7 calendar days after receiving this notification from your HEI.
The request for cancellation must take place by 24th August 2023.
If you have pay your advance rent payment then this will be refunded to you in full.
This applies to direct let bookings, as well as bookings made via agents.

£100 off when you book as a group / refer your friends

1) As a current or future resident of Prime Student Living you can save up to £100 off your rent when you refer your friends. The friend/s you refer must be new customers to Prime Student Living.

2) Your friends will also be eligible to save £100 on their booking too, in accordance with these terms and conditions.

3) For the promotion to be valid both the referrer and referee must book to stay with Prime Student Living in the 2023/2024 academic year and:

– A minimum tenancy of 44 weeks is required (subject to availability); and

– You must successfully complete the tenancy process, including (but are not limited to): complying with our guarantor requirements, providing proof of ID, make the advance rent payment and signing a tenancy agreement for the 2023/2024 academic year.

– Should you cancel your contract prior to the end date of the 2023/2024 tenancy period or do not meet the payment terms set out in the tenancy agreement the offer will be retracted. Any discount will then be reversed and become payable as part of the rental agreement.

12) Should other individuals in the group not be eligible or do not check-in and pay their rent, then the offer will be retracted, there must be a minimum of one student checked in and without debt to be eligible.

One week free when you rebook

1) As a current or future resident of Prime Student Living if you rebook to live at the same property for the following academic year to your existing Tenancy you can get one week free rent accommodation if your existing Tenancy Period ends one week prior to the start of your new Tenancy when you book for 51 weeks, to extend your stay to 52 weeks – meaning you don’t need to check out before starting your new contract.

2) For the promotion to be valid both you must be booked to stay with Prime Student Living in the 2022/2023 academic year and, rebook to stay with us at any Prime Student Living property for the 2023/2024 academic year:

– The existing Tenancy Period must run all the way to 01/09/23 with the rebooking for the 2023/24 academic year commencing no later than 09/09/23 meaning the period of free accommodation will run 02/09/23 to 08/09/23

– You must successfully complete the tenancy process, including (but are not limited to): complying with our guarantor requirements, providing proof of ID, make the advance rent payment and signing a tenancy agreement for the 2023/2024 academic year.

Rebooker Price Promise

1) Our Rebooker Price Promise ensures our existing residents have piece of mind that when they rebook they will get the best rent prices. As a current resident of an eligible Prime Student Living property in the 2022/2023 academic year, if you rebook to live at the same property for the 2023/2024 academic year you will qualify for our Rebooker Price Promise. If the rent price for the room type that you booked was to fall after the date your booking is complete you will be entitled to claim the difference.

2) Eligible properties are Howard Gardens (Cardiff), Kensington House (Birmingham), Sycamore House (Leeds). No other Prime Student Living properties are eligible.

3) A minimum tenancy of 44 weeks in length is required to qualify.

4) If the rent price of the room type you booked was to fall after your booking is complete to claim any difference in rent price you must request this in writing or by email to the Prime Student Living property team prior to collecting your room key and checking into the property.

5) For a Rebooker Price Promise claim to be accepted and processed you must have signed the Tenancy Agreement, paid the advance rent payment, completed the ‘to-do’ list in the resident portal and the Cooling-Off period has ended, and if paying rent by instalments your guarantor must have signed the Tenancy Agreement and uploaded the required documents to our satisfaction, any rent payments due must be have been made by the due date in accordance with the terms of your Tenancy Agreement and there must not be any outstanding rent arrears or charges. Subject to meeting the criteria above, a credit will be applied your account for any difference in value. If you have already paid your rent for the entire Tenancy Period then we will process a bank transfer.

6) Our Rebooker Price Promise applies to reductions in advertised rent price only. The use of promotional offers, discounts and other marketing incentives do not qualify.

7) Our Rebooker Price Promise is valid from 7th November 2022 until August 31st 2023 at 23:59 GMT.

8) Our Rebooker Price Promise applies to direct let bookings, as well as bookings made via agents.

9) Should you cancel your contract prior to the end date of the 2023/2024 Tenancy Period or do not meet the payment terms set out in the tenancy agreement the offer will be retracted and any credit applied/value transferred will be reversed and become payable in accordance with the original Tenancy Agreement.

Application Terms and Conditions

AKA the boring but important bit, so please give it a read!

These Application Terms and Conditions set out the terms by which we handle your application until the Tenancy Agreement and booking is complete.

  1. We request an Advance Rent Payment of £100 to be paid at the time of your application. Good news, this Advance Rent Payment will be deducted from the total value of your first rental payment. It’s not an additional fee or admin charge. An Advance Rent Payment is a “holding deposit” as defined in paragraph 3(2), Schedule 1 of Tenant Fees Act 2019 to secure your room.
  2. We will use the Advance Rent Payment to secure booking applications until the booking is complete, at which time it will be held in accordance with the terms of your Tenancy Agreement.
  3. A separate refundable security Deposit of £250 is also required. For new customers this isn’t due until the same time as your first rental payment. For existing customers who rebook, the security dDeposit will be rolled over from the previous booking to the new booking and if the value of the Deposit we already hold is less than £250, you will need to pay the difference by the due date.
  4. Upon receipt of applications from all customers, Prime Student Living will allocate you a room and send an email with instruction to access the Resident Portal to review and electronically sign your Tenancy Agreement. Your guarantor, if applicable, will then be sent an email to access the Guarantor Portal to review and electronically sign your Tenancy Agreement.
  5. No-one (including parents/guardians and 3rd party booking agents) is permitted to book on your behalf. Please ensure you process your own application, with your own email address and access the Resident Portal to review and sign your Tenancy Agreement online personally.
  6. A booking will only be considered complete when you receive a ‘Booking Complete’ email. All requested items in the ‘to-do’ list on the Resident Portal must be completed in order to fully complete the booking process.
  7. If you have chosen to pay Rent via instalments and nominated a guarantor, this person must complete the Guarantor Portal within 7 days of receiving the notification email from us, otherwise, we reserve the right to change your rental payments via instalments to a single annual payment in full in advance of moving in.
  8. When we allocate your a room, you have 7 days to complete and sign your the tenancy agreement. Failure to sign the Tenancy Agreement within 7 days may result in your booking being cancelled, with prior warning, and your Advance Rent Payment being retained.
  9. Once you have signed your Tenancy Agreement you have 7 days to cancel free of charge (”Cooling-Off Period”), unless your contract has commenced. If you sign the Tenancy Agreement on or after 1st August, the Cooling-Off Period will be reduced to 2 days.
  10. Should you cancel after the Cooling-Off Period you will need to find a suitable tenant to take over your contract. We charge £50 for the administration of a contract take over.
  11. Please make sure that all the information on the application form is correct. Rooms are allocated on a first-come, first-served basis, so we cannot always guarantee your preferences. Incorrect information may delay the processing of your application.
  12. Rent, Deposit and Charges, along with their due dates are clearly listed within your application and Tenancy Agreement. Please make sure you are comfortable with these payments before proceeding to completion.

Cancellation Policy

  1. After you have completed the application process on our online booking system and paid the Advance Rent payment, we will notify you that we have reserved a room and we will ask you to you sign the Tenancy Agreement. If you do not sign the Tenancy Agreement within 7 calendar days of our notification, we may cancel your booking application, giving notice by email, and we will make no charge other than the Advance Rent Payment, which we will retain.
  2. Unless the Tenancy Agreement has already commenced (meaning the Tenancy Start Date is on or before the date the Tenancy Agreement is signed by you) or you have already collected the keys to your accommodation, once you have signed the Tenancy Agreement you have a “Cooling-Off Period” of 7 calendar days commencing on the date you sign the Tenancy Agreement. If you book on or after 1st August for the academic year due to commence in the following month of September, the Cooling-Off Period will reduce to 48 hours from the date and time you sign the Tenancy Agreement. At the point you receive your Room key and check in to your accommodation, the Cooling-Off Period will immediately and automatically end.
  3. Once the Tenancy Agreement has been signed and the Cooling-Off Period has ended;a) You will be bound by the terms of the Tenancy Agreementb) The Advance Rent Payment is a “holding deposit” as defined in paragraph 3(2), Schedule 1 of Tenant Fees Act 2019 and will be held until the first Rent payment falls due under your Tenancy Agreement and will be offset against the amount due.c) You will remain liable for the Rent due under the Tenancy Agreement for the whole of the Tenancy Period.d) You will be required to pay a security Deposit prior to the commencement of the Tenancy Period at the same time as the first Rent payment falls due under your Tenancy Agreement.e) There are only certain circumstances where you may be able to terminate the Tenancy Agreement and be released from the terms of the Tenancy Agreement:

You can provide official written evidence acceptable to the Landlord from a relevant University / Higher Education Institute (HEI) that your offer of a place has been withdrawn as a result of you not achieving the required entry grades or some other extenuating circumstances that prevents you taking up your place on your course, or having started your course you are evicted from the University/HEI, you voluntary withdraw from your course, or you are no longer a student. In any event you must provide satisfactory evidence within 7 calendar days of the results, or a decision being published or reached. You are an International Student and your application for a student visa to study in the UK is rejected prior to 20th August for the academic year due to commence in the following month of September.In any other circumstance you will be bound by the full terms of the Tenancy Agreement unless a replacement tenant is found for your Room who is satisfactory to the Landlord. If you request for the Tenancy Agreement to be terminated after the Cooling-Off Period and a replacement tenant is found either before or after the Tenancy Start Date, or after you have collected the keys to your accommodation and moved in, you will be charged in accordance with clauses 3.5.4 & 3.5.5 of this Tenancy Agreement. If we confirm to you that a satisfactory replacement tenant has been found for your Room, there is no outstanding Rent arrears and the relevant fee has been paid, the Landlord will then release you from your Tenancy Agreement with effect from the start date of the new tenancy agreement with the replacement tenant. The entering into a new tenancy agreement with a replacement tenant will be entirely at the discretion of the Landlord and/or the Property Manager.
  5. If sufficient evidence is provided to our satisfaction and you are eligible for release from the tenancy agreement, we will arrange to return your Deposit (if you have already moved into your accommodation, this would be minus any deductions relating to the condition of your room/flat upon your departure in accordance with clauses 4.5 & 4.6 of this Tenancy Agreement).

Social Media Competitions

1) The promoter is: Prime Student Living Ltd, company no. 06563753. Whose registered office is at Suite S57, Cheadle Place, Stockport Road, Cheadle, Cheshire, SK8 2JX.
2) The competition is open to residents of the United Kingdom aged 18 years or over except employees of Prime Student Living and Crosslane Property Group, and their close relatives and anyone otherwise connected with the organisation or judging of the competition.
3) There is no entry fee and no purchase necessary to enter this competition.
4) Route to entry for the competition and details of how to enter are via our social media channels – Facebook / Instagram / Twitter.
5) Only one entry will be accepted per person, per channel. Multiple entries from the same person will only be permitted when the competition is run across more than one channel.

Trinity View, Coventry – £295 saving on laundry costs

All our kitchens at Trinity View include a free to use washer dryer for our residents. No more hassle going to the laundry – yay!

As well as the convenience of being able to do your laundry when it suits you, this saves our residents £295 per academic year compared to the cost of using an onsite laundry that you have to pay for at other student accommodation buildings in Coventry assuming one wash and one dry per week over a 51 week tenancy in the 2022/23 academic year.

Costs for a wash and a dry using the onsite laundry at other student accommodation providers in Coventry were collected on 21st June 2023.

Eight other student accommodation buildings in Coventry charge £3.60 for a wash and £2.20 for a dry.

£3.60 + £2.20 = £5.80 x 51 week tenancy = £295.80

The student accommodation buildings with these charges are: 33 Parkside, The Residence, Calcott Ten, Fortress House, Millenium View, Urban Student Village, Waters Court, Westwood Student Mews.
